If you ranked Brooklyn neighborhoods purely on how well the housing stock suits solar, Bay Ridge would finish near the top. The reasons have nothing to do with sunshine, which is the same everywhere in the borough, and everything to do with how the neighborhood was built.
Why the housing stock works
Most of Bay Ridge went up between roughly 1900 and 1940, and the dominant types are semi-detached and detached brick houses on lots wider than you find in the row-house neighborhoods to the north. That produces three advantages at once.
Roof area. A semi-detached Bay Ridge house often has a usable roof plane substantially larger than a Park Slope brownstone’s, once you account for parapet setbacks. Systems in the 8 to 12 kilowatt range are routinely achievable here, where a brownstone caps out closer to 6 to 9.
Roof access. Detached and semi-detached houses generally have accessible pitched or low-slope roofs and side yards to stage from. That matters more than people expect — access difficulty is a real cost driver in dense Brooklyn.
Exposure. The neighborhood slopes toward the Narrows, and the western edge along Shore Road has genuinely open sky to the south and west with nothing tall blocking it. Fewer neighboring buildings casting shade is worth more than any equipment upgrade.
The two roof types, and what each needs
Bay Ridge is split between pitched roofs and flat or low-slope roofs, sometimes on the same block, and the install differs materially.
Pitched roofs take flush-mounted panels following the roof plane. Simpler, lighter, cheaper, and no ballast question. The variable is orientation: a south-facing pitch is ideal, an east-west split means panels on both planes with somewhat lower output each, and a north-facing pitch is generally not worth using. Worth knowing that the difference between a south pitch and an east or west pitch is real but not disqualifying — it is a modest production reduction, not a reason to skip solar.
Flat and low-slope roofs get tilted racking, either ballasted or attached, and the same tradeoff applies here as anywhere in the city: ballast preserves the roof membrane but adds dead load, attachment adds penetrations but weighs less and handles wind uplift more predictably.
Bay Ridge has one wind consideration that inland Brooklyn does not. Proximity to the Narrows and the harbor means the western blocks see higher sustained wind than, say, Midwood. Racking here needs to be engineered for the actual wind loading at the site rather than a generic city number, and that engineering is part of the DOB filing anyway.
Two-family houses and the metering question
A large share of Bay Ridge housing is legally two-family, and that changes the project from an engineering exercise into an arithmetic one.
The question is how the building is metered. If there are two separate Con Edison accounts — common — then a single rooftop array cannot simply offset both. Net metering credits flow to one account. Which one, and how the other party is compensated, is something to settle before installation, not after.
The usual approaches are to size the array against the owner-occupied unit’s usage and credit that meter, or to consolidate service where the building configuration permits it, which is a larger electrical job. Neither is complicated, but a proposal that ignores the second meter has skipped a real problem, and it is worth asking directly how the installer intends to handle it.
Historic districts: smaller footprint than people assume
Most of Bay Ridge is not landmarked, so most projects here involve a Department of Buildings filing and no Landmarks Preservation Commission review at all. That is a genuine timeline advantage over Park Slope or Brooklyn Heights.
There are exceptions. The Bay Ridge Parkway–Doctor’s Row Historic District, designated in 2018, covers a stretch of 68th Street, and the Fort Hamilton area has its own protected buildings. If you are on or near those, the visibility-from-the-street standard applies and the design has to account for sightlines. Look your address up on the LPC map rather than assuming either way — it takes a minute and it changes the schedule.
Trees, which are the actual constraint
The thing that most often disqualifies an otherwise excellent Bay Ridge roof is a mature street tree.
The neighborhood has substantial tree canopy, and a large London plane on the south side of a house can cost a meaningful share of annual production. Two points worth being clear-eyed about. First, shading is not linear — partial shade across a string of panels costs more than the shaded area alone would suggest, though module-level electronics mitigate a good deal of that. Second, street trees belong to the Parks Department and are not coming down for a solar array.
So the design has to work around them, which means a real shade assessment measured on the roof through the arc of the year, not a satellite estimate. This is the single most common source of the gap between a promised production number and an actual one.
Commercial and mixed-use along the avenues
Third, Fifth and Eighth Avenues run through Bay Ridge with a long stretch of one- and two-story commercial buildings, and those flat roofs are often better solar candidates than the houses behind them: larger uninterrupted planes, no landmark issues, and daytime consumption that lines up almost perfectly with when panels produce. A retail or restaurant load peaking at midday is the ideal solar profile.
Parking areas are worth a thought too. Where roof space is limited or shaded, a solar canopy over a lot puts the array above the obstruction entirely and adds covered parking. It costs more per watt than a roof mount because it needs its own structure, but on a constrained site it is sometimes the only thing that works.
What to actually do next
The information that makes a Bay Ridge assessment useful is specific: twelve months of Con Edison bills, whether the house is one- or two-family and how it is metered, whether the roof is pitched or flat, roughly when the roof was last done, and an honest account of the trees around it.

One note on sequencing that saves people money: if your roof is within about five years of needing replacement, do the roof and the solar as one job. Removing and reinstalling an array later is a cost you can simply avoid, and on Bay Ridge’s older brick houses the roof is frequently closer to the end of its life than the owner thinks.
