Short answer: Residential solar needs very little maintenance, and most annual service contracts sold in New York are not worth the money. What genuinely pays for itself is monitoring you actually look at, and a physical inspection at specific moments: after a major storm, before or after a roof job, when buying or selling a house with solar, and when production drops. Let’s start with what you do not need
We would rather say this plainly than sell you a subscription.
- Routine panel cleaning. In New York, rain handles it. Snow slides off tilted arrays and cleans them on the way. Cleaning becomes worth doing where something specific is happening — sap and leaf litter under a tree, bird nesting, heavy construction dust nearby — not on a calendar.
- Annual “tune-ups.” There is nothing to tune. Panels have no moving parts, and inverters either work or report a fault.
- Anything based on efficiency claims about dirt. On a rained-on New York roof, soiling losses are small. Anyone quoting you a dramatic figure is selling.
The honest version of residential solar maintenance for most owners is: look at your production once a month, and call someone when it changes.
The one habit that matters
A solar system can fail silently for months. Your lights work, your appliances work, nothing in the house behaves differently. The only symptom is an electric bill that is higher than it should be — and bills move seasonally, so it is easy to miss two or three before something registers.
So the whole of preventive solar maintenance, for most people, is this: once a month, open your monitoring app and compare this month against the same month last year. Not against last month, which is meaningless in a seasonal system. Against the same month a year ago.
If it is materially down and it is not shading or snow, something has failed and it is very likely under warranty. That one minute a month is worth more than any service plan.

When an inspection genuinely pays for itself
After a significant storm
High wind, hail, or a branch down. What matters is not usually the glass — modules are tough — but racking attachment, flashing that has lifted, and connectors that have been worked loose. Storm damage may also be an insurance matter, and a documented inspection is what makes that claim possible.
Before and after any roof work
Before, so you know the array’s condition and its production baseline going in. After, so you can prove every panel came back online. A single module that silently fails to reconnect after a reset is the most common defect in that work, and the only way to catch it is to check. See detach and reset.
When buying a house with solar
This is the highest-value inspection there is, because you are about to inherit everything up there. What you want to know: is the equipment working and what is its remaining warranty; is the system owned, leased or on a PPA; do the roof penetrations look properly done; how much roof life is left underneath; what remains of the NYC property tax abatement schedule; and can monitoring be transferred to you at closing. A few hundred dollars here regularly saves five figures.
When selling
A documented, working system with clean production history and transferable monitoring is an asset in a sale. An undocumented one is a question mark that buyers discount. An inspection report is cheap relative to what a nervous buyer will try to negotiate off the price.
When production has dropped
Not maintenance — diagnostics. That is solar repair.
At around year ten
Not because panels are failing, but because string inverters typically carry warranties in the 10 to 12 year range. Knowing whether yours is near the end of its cover, while it is still covered, is worth a visit. So is checking flashing and fasteners after a decade of New York freeze-thaw.
What we actually look at
- Production against expectation. Monitoring history reviewed against what the array should make for its size, orientation and season — not against a brochure figure.
- Module-level output where the system reports it, which identifies a single failed optimiser or microinverter immediately.
- Electrical inspection. Inverter status and fault history, connections and terminations, disconnects, rapid shutdown function, conduit and enclosure condition.
- Racking and attachment. Torque, corrosion, ballast position, wind-exposed edges.
- Roof penetrations and flashing. The highest-consequence item on any New York flat roof.
- Wire management. Cables resting on a hot membrane or chafing on racking will eventually fail, and it is entirely preventable.
- Roof condition under and around the array, and how much life it has left — because that drives every other decision.
- Shading changes. Trees grow. A roof that was clear at installation may not be now.
You get a written report with photographs, what needs doing now versus watching, what is under warranty, and what it costs. If nothing needs doing, the report says that.
Why licensing matters for inspections
A solar inspection spans two trades. The electrical assessment needs a licensed electrician; the roof and flashing assessment needs a contractor. An inspection that only covers one half will miss the failure that costs you most.
